@Mike Celli  Is this property a duplex?  How do you expect to get $1700+/month in rent for a property located on 4th Ave?  I mean this respectfully, just trying to be sure your rent projection is accurate.  I could be thinking about the wrong part of town...

Save your money-> build relationships-> use someone else's money.  Just my opinion.  

Overall, you'll get advice to go in multiple directions by many people.  Realize your ultimate goal and work backward from there on what it takes to achieve that goal.  In doing so, the right direction will be right in front of you.

@Ryan Wydler have you checked to see if the garage or carriage house apartment is legal? I’m pretty sure it wouldn’t pass permitting- I’ve had clients want to do the same thing and get turned down. If you have that much space you might consider a parking lot and charge for parking. You can make a few hundred a month there for little maintenance. Parking in the fan or museum district is rare.

@Nathan Gesner Exactly.  I'll also note that "motivation" comes and goes.  If you need to motivate, you'll need to continuously motivate.  Find a good PM and don't haggle them on the cost of their services if they provide good value.  Ask other investors in the area what PM they use and the experiences they've had.

@Account Closed Just to be sure we are on same page- I don't mean doing the construction yourself or anything like that :) I Just mean in terms of sourcing the deal and being decisive and educated... then lean on your team to make sure your ARV's, repair costs, and rent projections consistent. After that, put your team to work once you've acquired the property!
