Hello all!  A friend of mine is going through some family real estate drama in Levittown, NY (on Long Island).  She needs a real estate attorney so I'm reaching out on her behalf (she's not in RE).  Preferably this Attorney is from Levittown, but if you recommend a good one elsewhere in New York I'll take it.  Hoping to get a recommendation from an investor that's worked with the attorney first hand.  Thank you!

@Alexander Biniam I would encourage you to try a few different companies to see the best fit for you, but I'm glad to be a resource if possible.  We are being very selective of the properties we take under management right now, but happy to take a look or just be a resource as needed. @Nicholas Adam Cramer Sounds like you might be looking in the wrong places while the market is this hot.  If it's "public" in Richmond, I don't bother to look at it. There are so many deals happening each day, but they are off-market.  Continue to network and build your team with the goal of sourcing off-market properties, and you'll find deals!  Good luck!

@Tim Boylan exactly.  Focusing on a "rule" usually leaves investors in the analysis phase.  If you are showing appropriate amount of cashflow after expenses and it's an asset that will bring you closer to your goals, it's likely a good buy.  Just do your diligence! Congratulations on a good find.

@Tim Boylan I'm in the Richmond, VA market. Unfortunately it would be extremely difficult to hit the 2% rule when buying relatively turnkey. If you buy and do a large rehab, sure. Otherwise, you might be looking for a while. I believe those rules are great for podcasts, but not necessarily for all markets in real life. Still a ton of great investment opportunities in Richmond, though.
