 Yeah, thinking about this intuitively, most people don't like being called and I personally feel the same. Thanks for your input.

if its code violation then its more than likely empty and no one is there so door knocking wouldnt work. 

So start with what type of lead it is first.

Hey guys, I'm doing some prospecting for a house flipper in the South Bay.

Basically, I'm trying to find distressed properties and ask the owners if they're interested in selling.

In your experience, which have you guys found to be more fruitful: door-knocking or cold-calling / emailing?

I can't advise regarding do not call lists. I believe the restriction is on calling to sell something. You are callng to buy from them. but I am not an attorney and that is not meant as legal advice. 

No you dont want skip tracing software. you genrally pay for a specific search or you can pay a private detective. There are many online sites that offer to find people. Expect to pay for the service.

Once you know who owns it the hard part is often finding them to contact them As @Chris Seveney the term for finding people is Skiptrace. Lots of sites onine to help. 


 Thanks. Good to know. Would you suggest calling or is that not advised because of Do Not Call?
