Door-Knocking / Cold-Calling

Hey guys, I'm doing some prospecting for a house flipper in the South Bay.

Basically, I'm trying to find distressed properties and ask the owners if they're interested in selling.

In your experience, which have you guys found to be more fruitful: door-knocking or cold-calling / emailing?

Depends on the type of lead. if its a preforeclosure, id go with door knocking. Leaving a door hanger after.

if its code violation then its more than likely empty and no one is there so door knocking wouldnt work. 

So start with what type of lead it is first.
