Can you show me how this property cap rates at 11?

I see 1700 minus 10% mgmt 10% maint 10% vacancy

minus lets say 200/mo in taxes (low I'm guessing) 100 /mo insurance and 100/mo sewer

1700-170-170-170-100-200-100=790 or 9840

6% cap

for me...CMA is partially irrelevant. Cash flow and cap rate win. Often in my Market that's 40k for every 1k in rent.. Or 20-30k per finished unit for a 15% net net net cap rate after mgmt maint vacancy pads

I've done this a number of times. Please PM me and I'd be happy to offer samples of what I've used in the past, and perhaps we can collaborate on some deals. Mostly you want to give the private investor everything you would give the bank and then some, because they're going to be able to do less research on you. You want to prove that in every exit strategy the deal works, as a flip, as a rental, in an emergency bailout situation that you could liquidate it and get them their money back if you had to. You want to be as transparent and friendly as possible, and realized it very often they're investing in you, not just the deal.
