@Nathan Seltzer actually, even with cap ex, mid to high teens is pretty standard. I haven't seen a single digit rental return in NEPA....almost ever

I can get you a cash flowing, rented 2 unit for 40k or not much more.  Scranton/WB area of PA.  Rent in the mid 600 to mid 700 per unit.  tenant pays utilities, ...

i get 15-25% this way in Northeastern and Central PA

rent

-10% maint

-10% vacancy

-10% mgmt

- all landlord hard cost

NOI

taking $75-125/mo per door in profit, and balance goes to mortgage...

this should result in 25k to 35k/unit

I do it as

gross rent - 10% mgmt - 10% maint - 10% vacancy - landlord hard costs =noi. minus $75/door for profit, and balance at your lending rate

For my area in Scranton/WB PA, 

if it doesnt cap rate over 15% cap rate or 21% cash on cash I move on.
