AS a flip, I say no. If ARV is 60k. You want to be done for 2/3 that (40k) buy/fix/hold). so, if the work is 15, and hold is 5, you can't pay more than 15k to be OK on this deal.

As a rental, I think you need to rent it for at least 1500 (way high in my area) to be OK.

I can show you that Scranton/Wilkes barre offers much better deals

Tobyhanna is OK, but a bit risky.  The army base is the primary employer, and an over abundance of emtpy properties.

I prefer Scranton/Wilkes Barre PA (about 45 minutes away) where i can get SFR rentals for about 50k, and multis for about 35k/unit finished. Cap rates in the high teens/low 20's

in a market where units are worth 30k finished per unit, I usually do 3-6k/unit for buyers, down to 2-4 if multiple time buyers. 

For my MLS clients (no wholesale fee) I do let them know that I can offer additional non realtor services on a private service basis, as needed.

has anyone tried hydronic baseboard (electric) or is there an installable version of the "amish" infrared, both show to be more efficient than electric?

But gas always wins for tenant.  In many of my all electric units I put in wall mounted gas heaters...to allow the tenant to choose

I do real estate education and mentoring, along with my business partner. He and I have been investors for over 10 years, and he was a former "major brand" guru travelling teacher.

My area has a, b and c class properties as do all areas.  But I find the C+/B units have the best balance of income and affordability.  But I have done many markets nationwide and many levels .

Most of my deals hover around 15%

1200/mo for a 2 unit rental

- 150/mo taxes

- 30/mo sewer

-50/mo insurance

-120 manangement

-120 maintenance pad

-120 vacancy pad

-610 net

=7320 annual

/ 50,000 purchase & rehab average for a double

=14.64
