I'm really surprised no one has said Ohio or Indiana. These markets have been great for our customers.

Have been great or just are buying there? Lots of people go to Ohio, we won't know it's great for a decade +. Just cause your sourcing deal vol there doesn't mean it's "great".

My fix & hold markets for Q1 '24:
Tallahassee
Indianapolis
Virginia Beach
Austin

Well, I failed three of these four. I ended up fix & holding mainly in Charleston, and one in Virginia Beach.  Bringing this post back up, because the amount of solicitation I've gotten the last 3 weeks is crazy. Anyone else noticing rehab projects pausing or just a lot slower than even 2023?

Las Vegas is still strong.  We need more homes that have been flipped.  The hard part is finding them.  I get 10 flippers a day asking for them.

Is it listed around the comparable prices for homes sold?  Bill is right about homes in that price range. It should have a lot of interest. Did you / your agent hire a professional photographer?

It depends on your strategy. What are your goals?
Long term appreciation? Cash flow?

Hi @Bill B., what about condotels?

Really run your numbers on these. Most don’t make sense. Better off with a MTR or rent by the room in Vegas.

Sure, what are you looking to invest in?  Is there a certain strategy or type of investment you are focusing on?

I want to start with single family homes/long term rental, but also willing to try different strategies such as renting by the room/mid term.

If you have questions you can email me or text.

First focus on what kind of tenants you are looking for (college, certain employer, traveling nurses......)

Then find out where they would see your ad or even an in person flyer at a coffee shop.

Ask friends or introduce yourself at those places.

Start talking to lenders first.
