I’ve seen it all. Lol. Sheetrock laying on the kitchen island to make walls all the way to these temp walls. If you make them and insulate them good, it will be ok.

You may have to look into mid term rentals or rent by the room to cash flow. LTRs that cash flow at the current rates are hard to find. 

People love Vegas and it continues to bring new businesses (Hollywood 2.0) and sports teams, just look into different investment strategies.

Unfortunately Las Vegas is going to be only condos in that price range.

I guess it depends on if you think home prices will continue to go up over the next two years or not.  If you find something you picture yourself living in, then you might want to grab it.

Hi, Las Vegas is great for athletes ( climbers, biking, hiking). Cycling the red rock loop. I mountain bike in multiple areas. STRs in Las Vegas are not as easy. 

You can do MTRs with 30+ day stays much easier.
