Hi Sage,

Cash flow in Las Vegas is tough with the current interest rates.  If you are considering a refinance anyways, the appreciation play may be your best bet for a home you want to live in.

If you are looking for more of an investment property, I would focus on Medium-Term-Rentals or Rent by the Room in a SFH (single family home). These options will provide around 1.5x of LTR (long term rental) rates. I would need more information on budget and the area you need to live in, but there are always ways to make money with these options.

As Bill said, there are good and they’re bad multi-families in Las Vegas.  Lately, I’ve helped people find single-family house hacks.  These are easier to find and it’s basically just a rent by the room or floor (especially 3 level homes). There are definitely things you need to look for, but it depends on your goals.

Have you looked at the Las Vegas Multi-Family options?  You can go C/D areas for reasonable prices or find one of the nicer options that cost more. What are your goals?

House hacking a single family home in Las Vegas would be a great start if your living situation allows that.  If not, you could still find something that works for you with a little effort.  

First day of BiggerPockets is a huge event!  Love this platform and the helpful people on it.

What questions do you have so far?  Are you looking to buy rentals, wholesale, or flip?

@Young Yim had the correct approach. Put enough down payment to not be negative cash flow each month. Long-term appreciation in Las Vegas is expected to be quite strong.  The land in the middle of the city is being built on now, so when the empty lots run out, you will have good appreciation.

I like One Nevada Credit Union or RCG.

RCG

RCG is more flexible than the credit union for these types of loans.
