Hello from the Sarasota to Tampa area!  I'm looking for recommendations on a property managers in the Orlando/Kissimee area. I have a client who is buying a vacation rental property and I would like to provide them recommendations. I know who NOT to use from a previous client who had a vacation rental in the area but since I don't typically service this area I wanted to reach out to the collective group to see who had some recommendations.

OK, so, I called and left a message and then sent an email to them and I got an email back saying that this property was going to get rented and not on the market. Mind you, it has been vacant for at least 6 months. I did ask them if they had properties in my area that they wanted to sell so we shall see what they come up with.  

If you find a property that has the whole US Bank trustee listing deal I would recommend that you call their trustee services. This link has a phone number at the bottom. https://www.usbank.com/cgi_w/cfm/itc/solution_advi...

From there, just pick a number and when a live person comes on, tell them that you are trying to gain info on a property that you want to buy and give them the property address. Ask them to provide you the contact info of the people authorized to manage the property. They should pass this on to you and you can then reach out to whoever it is. 

My best guess at this point is that this is a very large property investment firm that bought a lot of crash properties and foreclosures then rent them for cash flow for their investors. They are definitely not easy to get a hold of. If I can get them to give me a contact that manages properties they want to sell I'll let everyone know.

OK, another update. I did some additional research and called US Bank Trustee management. They are indeed tied to LSF9 Master Participation Trust. After giving them the property address the rep told me that this one was managed by Residential Capital Management. You can find contact info at; https://resicap.com/contact-us/

It has a phone number and you can send them an email via the link. I have an email address that I was given by the US Bank rep so send me a note if you want it.  Now I am going to give these guys a call!

OK, I stumbled upon this thread while looking up information for LSF9 Master Participation Trust as there is a vacant home that I want to buy. I know this was over three years ago but, I have some additional information that I gathered in my research to find someone to buy talk to about buying the property.

Based on this article the real US Bank is not associated with this company whatsoever. Now, someone posted another article that let to a phone number for the "Texas Office" I called that number and they gave me a number for their "New York Office" that handles residential properties.  Send me a message if you want that number as I can't post it here based on the rules. I spoke to their receptionist, Hailey, and she is supposed to pass my info to a person named Steven to contact me. We'll see how this goes. I hope this is of help to someone.

Brandon, are you talking about the Hibachi Buffet that is int the Park Plaza?  I will probably miss it today but will add it to my calendar, thanks for the info.

Hey everyone, a while back I had done a search on local REIAs to attend; I live in Manatee County FL. I saw some suggestions but never saw any follow ups on whether they were worthwhile or not. So, I went and attended a couple. I just wanted to provide my experience thus far with the two that I have been to.

So, I have only attended one of the Suncoast meetings and didn't get a good feel for it but I will say the speaker that night was excellent. He was a CPA and investor and new his stuff! The crowd, which was small, seemed a bit aloof but it was the holiday season so there were not a lot of people there. I plan on attending a couple more meetings to get a better feel.

Now, I did attend two meetings for the Sarasota group. The first was a luncheon and the second was their monthly meeting. Again, the group was small since many were on vacation but the dynamic was different. It was clear that the group knew each other and it felt a bit more relaxed than the Suncoast group.  Both speakers for the luncheon and monthly meeting were very good but I did prefer the monthly meeting speaker, Larry Harbolt, much better. After the meeting I went to the bar across the street with Larry and several of the group and we had a great time just talking about multiple things that were real estate related and not real estate related. A very good group of people who genuinely seem to want to help everyone be successful. 

After I get another meeting under my belt with Suncoast I'll provide an update on my thoughts. If you are South of the Sunshine bridge and want a good group I highly recommend the Sarasota REIA. There is one in Bradenton as well but I haven't had a chance to attend their meeting yet. They were actually recommended to me by one of the Sarasota members so I will have to check them out and report back. Hope this is of help to people in my area!

So I read through all the posts and found them quite interesting. Being a newbie and getting ready to tread down the path of being a landlord it was very informational. I am glad that your husband's injuries were not worse and wish him a speedy recovery.  I have always had dogs and had to put one down because he attacked my son when I was stationed at Ft. Bragg, NC.  Very difficult thing to do as most pets become part of the family. I can understand the tenant's unwillingness to respond due to fear but they are also not taking responsibility for what occurred.  

I saw that you had stated that you had certain clauses within your lease contract governing pets and I have seen several thoughts on how to mitigate risk by keeping dogs to a specific size, breed, etc. In my experience, the little guys tend to be more aggressive than the big dogs.  All my dogs have been about 35 - 130 lbs and with the exception of the hound lab mix (Leilani) I have now, none of them were aggressive. Leilani is very territorial but will not bite unless she feels you are a threat, we keep a close eye on her!

My question is, the use of a clause that specifically outlines bites or attacks, has anyone used them in the contract? I think it would be a good practice to put in a clause that basically states if a dog attacks or bites someone that the tenant must remove the dog from the premise or, if they wish not to do so, vacate the premise within a certain time frame. Would this make it easier to deal with an incident like this?

Hello everyone, so I'm relatively new to BP and have been listening to their podcasts which have been quite informative. I have a friend who is also a BP member and we were both wondering if there were any local meetups in the area for networking and socializing.  No, I'm not looking for the sponsored stuff where someone is pushing a service or product. I'm looking to connect with local investors to share ideas, talk about strategies, learn from and contribute to discussions that help people find success in this endeavor.  

Although I'm new to this and recently started working in the industry I believe I have a lot to contribute to the discussion based on my 30+ years as a leader and strategic planner for the US Army. 

If there isn't anything that is already in place my fellow BP member and I would be interested in getting a monthly meet up put together.  Looking for existing events or interest in establishing one.
