Hi @Justin Buckner, I manage the bootcamp program at BiggerPockets. The course is structured to walk students step by step through each milestone of purchasing an investment property. If you're proactive and stay on top of the assignments (zeroing in on a strategy and market, reaching out to agents, etc.), it's definitely possible to close on your first property (or at least put in some offers!) over the course of the 10 weeks. Of course, this totally depends on how much time you have to dedicate to REI, market conditions, etc.

No "pre-reqs" or criteria are required—the Rookie Bootcamp will give you general overview of different investing strategies, financing options, etc. We have folks from all different backgrounds take this course, and will talk through many different paths to REI. Thanks for your reply. I'm a nurse looking to get into medium terms for Healthcare professionals and corporate.

I think I would still recommend the Short-Term Rental bootcamp—not everything will apply to medium-term rentals, but the STR course gets more into the operations side of things than Rookie does, so I think it will be more helpful for your situation.

If you know you're planning to operate short-term rentals, I would definitely recommend the STR bootcamp; if you're not completely sure yet which strategy aligns best with your goals, then the Rookie bootcamp is a great place to start.
