So I feel that I'm truly ready to start house hunting (duplex - triplex, looking to house hack). I have a little over $12,000 cash saved, got my credit score in the high 700s, and my credit card is pretty much paid off; only $1,000 left which I will have taken care of in the next 2 months. So I'm wondering if anyone can give me advice / recommendations on which credit unions or even community banks to look into. I sat down with Wells Fargo and the guy seemed very helpful but I like the flexibly of a credit union and the fact that they don't sell off my loan. I also sat down with Citadel not too long ago and they seem pretty good but I was wondering if anyone can give me any input to consider. Thanks in advance!

@Andres Perez Congratulations! I'm trying to have an investment property by the end of this year hopefully in Delaware County also. Can I ask who you agent was and if you would recommend him/her?

Thanks @Arpan Patel, I've been analyzing a couple deals a week using their calculator (love it!) but I'm not sure if I can really tell if a property is a good investment..it's one of those situations where you're not sure what to look for until someone points it out to you. So I just want to make sure all my bases are covered.

Hey everyone, so I'm in the very beginning stages of REI. I've been reading about how to screen tenants, how to set up procedures and systems, etc. but the one area that I'm having problems getting a grasp on is the numbers side of investing. Math has never been a strong point of mine but it's the most important aspect of investing of course! So I was wonder if anyone has any books that they can recommend that explains and breaks down how to really evaluate an investment property?

I'm looking to invest in 2-4 units properties using buy and hold method. I already purchased "What Every Real Estate Investor Should Know About Cash Flow" and reading it now but would like to get more books on this.

Trying to get my ducks in a row and build a team to start investing. I've been saving for awhile and would like to purchase a 2-4 unit building this year. I was wondering if anyone has any recommendations / referrals on RE agents in the Delaware County area or even Philly? Prefer if they were investor also. There are a few houses that I have been keeping an eye on and was about to look at them myself, but heard it's best not to deal with the listing agent directly without my own professional with me / helping me. I have one that I want to speak with shortly but know I should meet with others just to see what would be the best match for me. And if anyone can give me ideas on what are the main questions to ask, that would be great too. Thanks in advance!

@Steven Hamilton II Thank for the reference, there are a lot of good questions that I would never even think of asking! @Dave Van Horn I'm going to check him out shortly and hopefully reach out to both of them and get an idea of what's out there to build a strong team. @Jim Kennedy I have to write these down (and look them up just to get an idea). Hopefully they can break it down clear enough for me to really get a good understanding. thanks so much for the help!

@Jake Hottenrott Just read both blog posts and great information. I guess I was thinking it was smart to have a CPA close to me for face to face interaction just to be sure nothing goes wrong, but I should be saying to myself : make sure they are equipped and savvy enough to work from afar! So now that my mindset is shifted I can look for the best CPA for me no matter their location. Great posts and great info!
