I live close to Washington, DC and I currently invest in Baltimore Md. Not a landlord friendly market and prices gotten to  high to cash flow. 

I want to buy multifamily (preferably 4units), in a landlord friendly city, with good cash flow for long term rental.

Want less than 2 hour flight….this would be my first out of state investment.

Recommendations anyone???

I actually live an hour from Baltimore, closer to Washington, D.c.

Multi family provide me cover with mortgage payments, in the event of vacancy. Also, provides one structure to manage in one location….

Hello, I house hack and own a buy n hold in Harford County, Maryland. I preparing to retire in 2028, and want to buy 2 multi units, 3-4 units. I want to BRRRR the properties. Struggling to find in Baltimore, considering to go out of state. I don't know where to start to expand. Any out of state investors please let me know where to start….

There is such good information on here. I am confident, I can make it happen….

Hello Aesha,

I am looking to invest in the Petersburg & Richmond areas.  I live in the DMV area and prices here are really high.  I have family in the RVA area and its not too far away, so a good place to start looking into investing.  

Are you originally from that area?  I have been researching Petersburg, but growth seems slow and crime high.

How would that do as STR, so far from beach?

Are there any other beaches close to that area?

I haven’t looked at Hillsborough County. I need to check it out, closeness to beaches and other stuff.
