So I’m looking at purchasing property in Joshua Tree and have seen several homes there in the past that people just don’t finish. Is it hard to get consistent reliable contractors out there?

Is there a real estate licensing course out there that teaches via video and or mp3 (only) in California? I am always on the go and I have found that I retain more information from hearing the material first. I am currently taking classes online and it's brutal. It's not the subject more as my learning style. Hope someone has some insight. 

What is your focus as it relates to the investor side? Wholeselling? Fix and Flips? The direction you choose to go will depend on how much you'll need to know about contractor pricing.

Hi @Joseph M.! My fix and flip is in Chicago. It is now under contract for purchase and we are awaiting official closing date. 

If the right opportunity came along, where I could manage an multi family building as an Airbnb and crash pad here in the valley I would do that. I would just need to find a partner investor. I got so many requests when I had my second room on the Airbnb site, I know the area is a money maker.
