I have 4 dogs, 2 barn cats and a horse. I don't know of any duplex that's on at least 5 acres with a barn. Have you ever seen slobber on the ceiling from a bloodhound? I have and thats why they sleep in the barn and not inside. I also work in exchange for rent.

I'll check out that podcast. They're out of state owners sadly so I can't go by and check. One of them is Hawaii so that'll be an expensive flight to just check. Lol

Find what people want to buy in your area (school, # of beds and baths, crime etc) and then find something that makes a person motivated to sell (foreclosure, out of state etc). It'll depend on your area

Welcome! REI isn't easy and takes a lot of work. Try to find a mentor or a job related to REI to help get experience and save capital. I remember someone telling me that everyone you meet is an expert in something or something along the lines of the fact that everyone can teach you something. Go into everything with an open mind even if it's not fun (I have a hard time with this sometimes). Listen to the podcasts, browse through the forums and ask lots of questions!

So I've sent out about 150 letters so far and have gotten back 16 as return to sender. I checked the addresses on the first few on the tax assessor's site and their correct. I got the info from listsource if that means anything.

I gotten a "forward time exp return to sender" (2) with a forward address so can I just send to the forward address instead?

"Attempted - not known, unable to forward" - 5

"Not Deliverable as addressed, unable to forward" - 7

"No such number, unable to forward" - 1

"Vacant, unable to forward" -1

Is there anyway I can find new/different addresses on these people? Is there something I need to check based on the reason they gave me? Or are these lost cases?

I'd rather be conservative then liberal in my numbers since I'd rather have more money coming in than expected then not enough.

The idea is to save for when things break. So I do 10% management, 10% repairs, 5% capex, and 9% vacancy. I put this money aside and save it for when things break. If down the road I don't want to manage the property anymore well it's already built in. Until then I do pay myself that 10%, but it's not part of my passive income. If I have a month turnover I have my vacancy built in so I can pay for the mortgage and myself for the work I'm doing. My goal is to have 10k in reserves for each property then I can scale back on how much I'm saving from rent for repairs and capex and have more passive income.
