I'm a Realtor, midterm rental investor and midterm rental property manager in the Charlotte market. We'd looked at Raleigh for ourselves and our clients but the market there is so congested in comparison to Charlotte. I might entertain it with a BRRRR deal but I don't see any turn keys cash flowing.

Hey Jeremy! I think you need to get really focused on what your ideal strategy looks like. There are far too many options for good markets nationally that you'd be casting too large of a net, which can become overwhelming.

90% of our current clients are out of state (or out of country) investors. We are a one-stop-shop for all of them. Whether it's a fix & flip, BRRRR, turn key LTR or MTR, etc. We have a team in place for it all. We give our clients a list of vendors we trust, encourage them to do their research and to have a conversation with each vendor prior to formally hiring them. A trustworthy, knowledgeable real estate agent can make or break a transaction. Start there!

I'm not super familiar with the Commercial side of things, however, Hickory is one of the markets I've been keeping a close eye on for the last two years and where I plan to purchase our next investment property. We have helped several families relocate to Hickory from the Charlotte area and have helped our investor clients to purchase MTRs and buy and holds there as well. We manage two in Hickory currently and neither one of them launched fully yet because they were booked before we got a chance to get professional photos!

Hey Sarah! I own MTRs myself and manage over 25 MTRs in the Charlotte market. Our properties remain booked for months at a time (average stay is 4 months). I'd love to discuss Charlotte as a potential opportunity for you to enter the MTR market.

I’m a real estate broker and service Greer SC. It’s one of my favorite markets!

There are plenty of cash flowing opportunities in the Charlotte market. I see them and send them to my investor clients weekly. Now, they’re not $1000/month cash flow but we’re seeing $100+ for long term unfurnished rentals. More, if you plan to self-manage. MTRs and STRs are more profitable and even though we specialize in that department, it doesn’t work for any and every property.

I actually disagree with a lot of people on here but I’m fairly local and am familiar with the Columbia SC market.

I’m a realtor and investor based in Charlotte NC but am licensed and service SC. We’re personally currently focusing on Columbia because we see the potential for equity AND despite popular opinion here, we find plenty of deals that can cash flow too.
