I have been looking at flipping a very low end property with a price of 6k with and ARV range from 40-60k. Has anyone else started this low and was it sucessfull? I am handyman and able to do most of the rehab myself. Any ideas where to find 20k loans for flipping?

The tenant also had a GF that lived there, I see the new door is not securable anymore, do i have the right to secure my property from squatters? covering the doorway with plywood untill the writ is served?

hello,

So, I am in the process of eviction, and 3 days before the tenants were told to be out, the tenant from apt 3 does an arm robbery on the tenants in apt 1 and gets put in jail. Does a writ still need to be filed if the tenant is in jail? He also has a nonrunning car in my driveway, could I have a right to it? He does owe me more than its worth.

I am ending my first year as a landlord and let's just say I have made a few mistakes. (not certifying before renting, not screening tenants, no deposit..ect) I would like to here some creative LOOPHOLES that landlords have used to expedite evictions.

Hello Brad and Spouse,

Welcome to BP.. I am a local newer investor in the area also, I am also a licensed Realtor and would be happy to help you start looking for your first project. I am learning alot of things the "HARD WAY" and would be willing to share what not to do... I live in Delton, but have investments in Kalamazoo.

I have learned a lot from all of this....and need to just say "NOPE"

I have a couple tenants that are in my 4 unit, I let them move in without it being certified. They examined the apartments and liked them, paid some of the deposit  with a promise to pay the rest the next day, moved in, didn't pay, served them a "7 days to vacate" for non- payment of rent, 45 days later the judge dismissed the case due to wrong complaint form, so I served them a 30 day "End of tenancy", I have court in 2 weeks, I'm sure they will ask for a trial again to get 2 more weeks free rent, but when they are out, what's the best way to pursue a lawsuit aginst them. It will be approx 3 1/2 months they will be there without paying rent.
