Hello BP,

I'm curious if there has ever been a BP Podcast guest who lives and/or invests in the Utah RE Market?  Just looking to see what has successfully worked and what hasn't.

Hey @Alex Jaime,

One factor would depend on your price range. I feel that the SLC area is slightly more expensive than Provo. Personally I would look into SFH's closer to the canyons because of the easier access to the mountains. I believe you will find less vacancy closer to these canyons because the avid outdoor community. Areas like Millcreek or Cottonwood Heights would be a good place to look around. Between the two areas SLC is more more attractive because of the better job opportunities out there. Provo or Utah county, however, would be a good place to raise a family. So depends on who you will be marketing to (respecting protected classes of course). Hope this helps.

@Alicia Hensley, I just read through this forum post.  I have changed my niche to wholesaling for the time being to get my feet wet, then will be moving into buy and hold.  How are things going for you here in utah?  Has wholesaling worked out well?  Encounter any issues?

Hello BP,

I am starting to analyze numerous amounts of deals in my spare time to get the feel for it.  I am wondering if there are any websites the BP community uses that give accurate numbers such as;

  • Average rent for your area
  • Average PMI for your area
  • Average electricity bill
  • Average water, sewer, and garbage
  • and so on....

I have used a few websites that seem to give me accurate numbers but I would like to know if there are any better sites out there.  Also, if you have used any of the sites below what would be the accuracy rating you would give them?

@Gregory Johnson I would check out the book @Brandon Turner wrote on Investing with little to no money down.  Maybe you can get some ideas from there.  Link below.  You can also look into the other books in the Education -> Books and Resources tab to give you a better idea on what strategy would be best for you.

Amy Kendall and Chris Ramos these are some great answers and I appreciate you taking the time to answer! Ultimately I am looking for a place to live whether it is a SFR or MFR. West Jordan or West Valley is where I feel I could get the best priced home (sq ft/mortgage). I am kind of entertaining the idea of living in a fix and flip to build equity in the home using a FHA loan then renting it out. I am currently living in a apartment and I'm tired of throwing away money! Just looking to buy anywhere if the price is right. The only thing that is stopping me right now is DTI and bad credit from past events. However I'm trying to be optimistic and looking forward towards the future.
