Hello BP,

I have been on BP for a week or so but now got time to introduce my self! My name is Stefan Coles. I was originally born in Columbus, Ohio but now currently reside in West Jordan, Utah. I love the easy access to the mountains to where I mountain bike and snowboard frequently. I currently work for a world leader in the semi-conductor industry, IMFlash Technologies located in Lehi, Utah. Real estate excites because of all of the good opportunities to learn about homes and the housing market.

I currently have no hands on real estate experience but I have been reading books, cruising through the bigger pockets forums, analyzing deals on my leisure, and networking.

I am currently looking to get my real estate license and will be starting classes in January 2017. I hope to finish it in the first quarter of 2017. I am looking for a few buy and hold MFR and hope to have a few in the next couple years.

I am looking to buy my first property soon in SLC, Utah and have a potential issue that may prevent me from buying it.  I currently have a high debt to income ratio from a past marriage.  I know this is something that lenders look at when approving loans.  My concern is that I may not be approved for a loan from any lender because of this.  

Question is, has anyone with a high debt to income ratio been approved for a loan?  If so who was it through and how much of a hassle was it?

I am a new member as well, also located in Salt Lake City.  It seems like we are looking for the same opportunities.  Looking to start out with buying a duplex or tripex.  I'm not too experienced with real estate investing but looking for insight from anyone.
