Hello Goal of raising $50k by end of year totally five investors with $10k+ each. Planning to acquiring two 3# family by year end. Questions: 1. How do I protect their interest? In the deal 2. How do I raise initial capital from them? 3. What legal consideration should I take? 4. How to structure the deal among them and my company. 5. How much equity/return should I return?. 6. Should I have a deal on the hook prior to initial conversation?. Am I missing anything, should be considering any thing?.

@Peter Vekselman   in term of figuring out cost to acquire will that be largely base on the owners answers via phone to give draft estimates?.

@Justin Howe oh okay, i will check it out,  I will go ahead and send those letters. Is it ever safe to contact them via phone if  I can get the number, or that would scared them off. Don't want to seem like a bill collector.

@Justin Howe do you have a list of questions you use?, I am trying to buy and hold or wholesaler off to another investor for a profit.  And say once all goes well, how do I get the property under contract?. I will get on the letter this week and send it out every 3-5 weeks.

@Justin Howe I agree, if anyone can log on I must be creative.  @Claire Trammell completely understandable,  I will narrow down my search with what i am looking for, so its less general.  @Andrew Detwiler  I will look into NCOA and service companies  that offers them. Thinking like a marketing agency is right approach in this, because trying to get people to not view you as spam, bur solving a problem. Question?, Once I get a call, how do I take it from there?. I currently have a binder of properties from my drive for dollars, and printed out the city assessment of them. Should I send them letters of interest or find other ways to get a bite?.

@Jered Sturm Just read this on your blog, I can relate to this a lot.  I am a firm believer in "live below your means" so many of my friends believe "balling out" is the way to go, you hit the nail on this one.

@Claire Trammell @Shawn Stauch @Salvatore Lentini  thank you everyone, I am looking into it tonight, @Claire Trammell what is the best method using yellow letters to get an owners attention and how many times to mail with out being annoying.
