@Nicholas Armstrong love the lay out and the designs/materials used.  I agree with everything you wrote, life too short to be bitching all day, there are folks on death bed right now, so I am thankful for my problems and successes I have currently,truly. Hope you sell fast!.

@Wendell De Guzman wow thats great, my short/long term is raising money. I am going to listen to your podcast, I would love to learn from your start from the beginning. No rich family either, but I wonder if my track record is hurting me currently?. Closing on my first deal of 3 family and my biz partner getting another 3 family as well. I wonder if having 6 unit under my belt will help with raising funds and etc.

@Brian Adams  even if $50,000k+ mini partnership I should consult one before end so I am in the clear and legal?. How do I find one?, and what type of questions should I ask?.

@Rich O'Neill great point. my first mini partnership debt is what I prefer as well. lay out n a plan on my goals are with he deal and etc. How long will this hold be, or it depends on the deals it self. I was thinking of using the funds to acquire, rehab, stabilize then cash out refi pay all investors + interest if they would like to be out or keep it for x amount of years if they are long term investors. But I think if I return the money within one year plus interest it would allow me to rise more next round or am I doing it wrong?

@Rich O'Neill great point even though that is the goal long term. but I agree on picking my words wisely.  let me ask you, if your goal was to acquire a 6 unit using the method, how would you structure this deal providing all things on good?.

@Rich O'Neill great advice I should focus on finding a deal to present as well also showing a track record of my own success. Debt equity would be best for some time before equity. But I still have much to learn, but my first syndicate will be a mini one.

How to I approach legally and formal to raise capital from friends and family?. Should I have a deal on the hook first?. Always what other things I should consider when dealing with friends and family or anyone in terms of raising money for investing?.
