I am certainly no stock market expert. That said, the market increase seems unsustainable to me. The economy has been pretty anemic for years. The fed is printing hundreds of billions, if not a trillion in paper money each year. These are strange economic times with regards to the stock market and commodity prices, but I sense a major correction coming. My .02 worth.

@Shane Pearlman Where you invest is a huge factor. Had you bought my house or many others in DFW when I did in 2000 and did it for appreciation, you'd have been pretty disappointed for many years. Cash flow? Depends. What are you doing with the cash? Going on vacation? Rolling it into other RE investments? That said, you are clearly in a geographic area where appreciation is strong. That is fantastic! Keep going!

In my humble opinion, this is a "there's no right answer" situations. Personal situations, geographic areas are probably two of the big factors at play.

Everyone in DFW, you gotta take J Scott's advice and get out of real estate now. Let me know and I will gladly help you liquidate. The fed's money printing will keep the market rising forever with no consequences down the road. It's all good...

Saul: DFW is a good market. I have been looking at multis myself. If you are interested in a complex directly across the street from a small city's middle school, please message me. I have no financial interest nor even know anyone who does, I just like this particular one because of the location. There are actually 2-3 fourplexes in a row available there. (I think if I post specifics, that would constitute an advertisement and thus be subject to different posting rules). Regardless, I think you are thinking the right place at the right time. Be advised that as we do not have a state income tax, property taxes can run around 3% of assessed value. Best of luck to you.

William, I have been having similar thoughts on the stock market. Economic growth has been pretty weak for years, yet the market has skyrocketed. With the fed printing so much money to prop up the market, to me it is difficult to imagine how this doesn't have an unhappy ending at some point.

Jamaal, I would also consider that somewhere along the line in this business, you are likely going to need and have a good relationship with a realtor. I would consider perhaps looking at it from that viewpoint when you decide how to approach this.

Jamaal, if you intend to only use them for comps, then the right thing to do is to pay them. I think I also heard on one of the podcasts that using an appraiser for that service is also an option. The only ways I can think of to do this are by requesting comps by phone or email.
