Hello BP,

Currently investing in CA. Looking for a multi family units in Texas. Up to 10 units. Any idea where to invest? Is Dallas a good place to start. I am looking for a good area with good schools.

Thanks.

Dallas proper...schools suck! Lakewood elementary is the singular exception. Best school districts in the DFW area that have any chance of cash flowing...

Richardson ISD (ranked in the top 25 in the nation...hottest area in DFW right now, includes parts of Dallas and Garland)
Plano
Frisco
Carrollton/farmers branch
Allen
Prosper
Grapevine/Colleyville
HEB (Hurst/Euless/Bedford)
North Richland Hills
Keller
Northwest ISD

In DFW, for a small MFR, you're probably looking at something built in the 60's or 70's, possibly early 80's. Those types of properties definitely are here. All of those districts except Frisco, Prosper and Keller are good possibilities. Those 3 areas are just much newer and developments are larger.

Hope that helps. Let me know of there is anything I can help you with.
