When purchasing at a park.. Do you usually move the trailer? Or are you pretty much relying on someone to come in and buy it so you don't have to pay lot rent anymore?

1. As a new investor, should start with a mobile home in a park, that I can sell right where it is? Or should I invest in something with permanent land? 

2. (In most cases) should I stay away from MHs that need to be moved? (Moving isn't in my budget at the moment, but could be for future deals) 

3. What are a few things you typically stay away from?

I have been "Cruising for cash" the very first trailer I looked into they seller wanted $2000! I was thinking wow here it is my first try I found exactly what I need! Which was only 2 days ago. I looked into what they sell for renovated, about 8-15k but moving the home isn't in my budget. It Is located in a park that doesn't let you "sub-rent". One question I have is, where usually would you rather your home be? For example...  park, permanent land (buy home and land), buy from somewhere that needs to be moved? 

Ps: I'm holding off on the deal I found I want to learn more and see what else is out there!

In the podcast with John Fedro, he says he purchased a MH for around 2k and sold for upwards of 20k. Must have been a higher end newer MH home right? I'm wondering where you find those type of deals on high end homes for so cheap. 

Maybe I'm wrong are those Homes on the older end?

Overall I'm wondering where you find a MH you can buy for so cheap around 2-5k that is able to be flipped and sold for 15-20k.

Thank you Dennis! As a new and young investor I have no credit or the money to buy a permanent foundation at the time. I only have enough to to buy and fix at the time. I have found trailer In a park for 2k it's not that bad of shape and it's in plenty good condition to be moved. If I can get for 2k or less. Could I possibly fix & flip it? Thank you for your time and advice it's very helpful for me, being I haven't even made my first deal yet. Bigger Pockets is great, very thankful for all the great people helping newbies like me

When first stating out with MH, should you look for a MH in a park where you can buy, fix it up, and LEAVE IT THERE to rent it out or finance. Or a MH anywhere. I'm asking because moving expenses. And can you find parks that allow you to park your MH and collect rent? Or is this not possible? Where should I put my first Mh?

I'm looking to get into MH investing, one reason is that it doesn't take a lot of capital to get into. I have found a couple 3-5k MH that wouldn't take much more to get it to a nice & well livable condition.. I'm wondering if I should try to rent or owner finance them in a MH park or on a small piece of land. Also if I should get into flipping them or just stick with rentals and owner finance
