James I am in the same boat as you so I will be interested to see all the answers. I have a sf rental that I own and will be looking to refinance with a long term loan.

But what Alexander said was pretty much what I have heard . By lend direct from their balance sheet I believe means they use their own money and will not be outsourcing the loan in the future.

Michael ,

Lets meet sometime . I am not sure if I can help you or you could help me . But I would be interested in at least swapping stories of what we are trying to do and see if there is a fit. You are right going about this alone is difficult . I am a coffee drinker however I prefer my own coffee (never can get the right mix of creamer and sugar) so I am not sure where you would like to meet to talk . Let me know I sure we can figure out a place and time .

I have a question for the real estate agents here on BP. I am about to list a home for sale in the next week . I wanted to speak to several agents (2-3) and get a couple of opinions on listing price for my property and ask a few questions then decide on a agent to work with . My question would be is this normal from the real estate agents view of going out to talk to a potential customer but maybe not get the listing . I am thinking at least they get to look at a property going onto the market soon that they may be able to sell without getting the listing . thanks in advance for any feedback

we put a minimum credit requirement of a 650 score along with 3 times the rent etc etc . here is the feedback we received :

Sorry, I am a great tenant and I do not agree nor believe my credit score should be considered a reflection of what kind of Tenent I may and or may not be. Have a good day

I guess we should just take her at her word .

Has anyone noticed with the house flipping calculator recently a problem with editing? It does not hold the previous repair cost , closing cost , sale cost or monthly holding cost . I have had to re input the information every time I edit a report.  thanks for any info appreciate it

Thank You Alexis for your reply in support of your company I do appreciate your feedback. 

I have a further question clarification of the application fee. 

If I tell tenants to go online and fill out application which will include a credit check and a background check for $39.99 do they need to separately choose to do a credit/background check or will this automatically happen because they chose me as landlord and I checked to have these completed with every application.

The turnaround time of 5 days is fine with me just in prior forums it was taking 10 days for landlords to get the rent.

I just signed up for cozy after reading recommendations in the BP forum and having the ceo and coo have input in some of the discussions was nice and made me feel  comfortable using them. 

However as I signed up and did some research on their site and with google as they had some positive reviews by some bloggers . I came across a couple of people who said they do not have a customer service number and a lot of people were not comfortable giving personal  information to a company that does not provide a phone number to contact them. I then went to the bbb to look them up and found they had a phone number listed with bbb however when you call that number no one answers.Every company I have ever did business with has had a contact number . 

I have read so many comments in this forum of how excellent their customer service is however is anyone concerned who uses them about the lack of a phone number to actually speak to someone?

When you use their screening do you advertise it in the listing or do you give the link directly to the person interested in your property? (I have read a couple of BBB complaints were prospective tenant paid to fill everything out but never heard from landlord)

When the tenant logs in and knows they are paying $39.99 for application do they see that a background check and a credit check will be done on them as part of the process. (as long as landlord check marks for that to be completed)

The ceo on a blog response  about 8 months ago said that they would be adding a feature were tenants could upload their paystubs and other items for prove directly to the site has this happened yet does anyone know?

Has the monthly payment to landlord become faster as stated it would a few months ago?

Update ,

I have a signed deal and work starts around the 20th .  The estimate for the entire project was $15,500 with another $800(electrical allowance ) and $1350 (plumbing allowance ) now this estimate actually includes a new tub and shower which was not included in other estimate and new lighting in 4 rooms ( 3 bedrooms and a living room has no light switch in them) .
