Yes that is very possible I would recommend these lenders they are national lenders and own real estate themselves and focus on working with buy and hold investors.

So there is a nationwide eviction moratorium that ends dec 31 go google that and its here on BP. here a link to get you started.

 With Biden being president I don't know if that will extend or not. 

But what you can do now is you can still file on the tenant you just cannot physically evict them. I would definitely suggest trying to make payment plans with you tenant thats what we are doing. Help the tenant apply for govt funin; section 8, unemployment etc. 

Lastly I would suggest getting a better PM that can help explain all of this to you.

My initial thought would be to close it off. Personally I don't use my fireplace. But then you also got to consider your exit strategy. How long will you hold onto this property for? If you want to sell in 1-2 years might be worth fixing it up because a fireplace adds more value. If you are going to hold onto it long term as a rental then ya close it off. 

Another consideration would be if you plan on refinancing soon. If soon maybe refinance now pull some cash out to pay for the repairs etc. 

Additionally would be worth it to get other quotes to fix the fireplace might be able to get it done cheaper.

These zip codes generally have B neighborhoods in them some creep up into A- some creep down into C+ just gotta take it street by street.

Find a good deal thats cost $0 just your time. 

Then go to your local REI find a flipper and present him the deal and either wholesale it to him or be like a 5-20% partner on the deal. He puts up all the money, renovates it all you do is find the deal.

What do you wish you would have known when you bought your first property?

I wish I understood sooner that you have to live somewhere. If you rent 100% of the benefits of real estate go to the landlord. If you own a part of the mortgage payment goes to principal pay down and you get the appreciation.

I second and third what @Mike D'Arrigo and @Jonathan Oh state. 

You get what you pay for. 

You can challenge an appraisal it rarely changes their opinion. You can cancel the loan and go with a different lender and restart there.
