Without experience owning and operating an assisted living facility is going to be next to impossible to get financing and a operating license.

Jossie,

You're going to need an attorney to assist you with rental contracts, local laws, HOA rules, tax issues, commercial liability insurance for personal injury and workers compensation. A Short Term / Vacation Rental is a business like all others and you have to protect your self against the risks.

The best advice I can give a new CRE investor is to read books about due diligence and investing. The website I recommend is smashwords dot com. They have a lot of free books about real estate investing. I also have a free book published there.

Yes, there are commercial lenders that only require one year of income and are asset based only so the property income is not part of the equation. What's important is a credit score of 700 and past experience. These commercial loan are fixed term and fully amortized and widely available in the capital markets. My firm handles a lot of these.
