Eric,
Caution should be utilized when raising rents beyond what is allowed with a residential landlord tenant lease. Every state has statutes and only allow a small percentage of rent increases on an annual basis. Section 8 tenants are protected from income discrimination.

Great post. We only have positive experiences with lenders and services throughout our network of capital sources. The sign of a great lender is the initial and post follow up during the initial due diligence phase of a proposed financing request.

Many of our clients purchase in fill lots in residential areas. They're a great investment if you can get them at the right price because the are ready to build on for the most part.

A great place to fine in fill lots is the city and county auctions.

A soap that I've used to clean up smoke smell on walls is TSP a heavy duty cleaner you can get at home depot.

Boat and RV storage is one of the most profitable of all of the self storage business models. When developing your business plan you should work with a friendly bank, private lender or commercial mortgage broker that can assist you with your due diligence. Hence when you're ready to move forward you have the financing in place.

After repair value [ARV] is a proforma [future] value number this is typically comparable sales within 180 days. My firm works with commercial real estate investors for financing based in part on ARV.

Here's an example of how a underwriter views ARV.

1] Sales comps and days on market

2] Avoids outliers "city border lines" for example

3] Area vacancy rate

4] Crime index

5] Cost of repairs vs. ARV

6] Loan to cost [LTC]
