@Jonathan Hulen We are in the same position. We have saved 100K and just trying to find the right entrance into the game. Probably suffering from a little "analysis paralysis" ourselves. There's not a lot of multi-family options in our area. We are close to a booming beach condo market and trying to decide wether to go that route or BRRRRing SFR rentals. Just have to take that leap! Maybe we can stretch our capital to do both.

Right now, we have a combined income of about 200K and can save 3-4K a month.

I just finished reading David Greene's BRRRR book and really like the idea of being able to use this same capital over and over again to acquire multiple properties. That is what we are leaning towards right now.

The beach condos about an hour from us are renting for $4,000 a week in peak season (20 weeks), but go for 400-500K, so nearly all or all of our capital would be required to have that ONE property. Sounds great, but high HOA dues and special assessments concern me.

While funding retirement is important to us, we both have 401Ks that we max out. We really would like to use this capital to acquire investments to generate cash flow to slowly work towards financial freedom.

@Kelly DeWinter Thank you for the reply! Great ideas. We almost pulled the trigger on a condo, but they are EXPENSIVE here. Just the down payment would take nearly all of our available capital. It’s still tempting though, because weekly rents are going for $4,000 a week in peak season.

Hi all! This is my first post. My husband and I have spent the last 10 years becoming debt free (totally!), educating ourselves, and raising capital. We have saved 100K to start our real estate investing journey. Our goal for the next 10 years is to slowly work our way out of the "rat race". We are in our mid 30's, so I feel behind in the game a bit already. We are most interested in renting SFHs. We also have a booming beach condo market close to home. How should we start?!?! One SFH and see how it goes? Big down payment or as small as possible to acquire multiple properties? SFHs go for about $100K in our area, less for distressed properties. Looking for guidance and encouragement. How should we start with the capital we've raised?
