100K Capital...now what?

Hi all! This is my first post. My husband and I have spent the last 10 years becoming debt free (totally!), educating ourselves, and raising capital. We have saved 100K to start our real estate investing journey. Our goal for the next 10 years is to slowly work our way out of the "rat race". We are in our mid 30's, so I feel behind in the game a bit already. We are most interested in renting SFHs. We also have a booming beach condo market close to home. How should we start?!?! One SFH and see how it goes? Big down payment or as small as possible to acquire multiple properties? SFHs go for about $100K in our area, less for distressed properties. Looking for guidance and encouragement. How should we start with the capital we've raised?
