Hi All! We recently purchased a house on a double lot. They are already parceled separate and have their own address (the vacant lot use to be a house that is now gone so it has sewer access). What is the first step? Building permits, blue prints, survey? Any and all advice would be great!!

I'm the "I really need a property manager" type of landlord. I'm nice about late payments the first 1 or 2 time before putting in place the late fee. But I am yet to raise rent on any of my tenants except for 1 who had so many stupid maintenance issues I couldn't wait for them to send me a 30 day notice! 

I have one unit rented at $750 we bought with the tenant in it. Market rent is $950-$1000 but they have like 15 dogs and would almost need gutted in smells so bad. They have never called about issues in the house except the furnace went out (which we knew was coming) We haven't raised rent yet, we bought it sub2 with a very low mortgage balance and payment.

Hello,

I currently have a qualified tenant that isn't employed due to illness (Does get some unemployment). He has proof of adequate savings and is paying 6 months up front. He plan to be employed by his old employer in the next few months. I have agreed to a 6 month lease with deposit. Would you require proof of income after the 6 months to renew or just allow him to resign. He has a great track record and doesn't rub me as scammy.

To address the direct mail aspect, I say this and do this daily.  I type my letters because it's quicker and hand write envelopes to get them opened. I hand sign the letter in colored pen as well. But make a website, a good website, letting them know who you are and what you like to do and include that in your letter so they don't "blindly call". Aim your mail towards trying to help them out of a situation, like they need you to buy their house! We also keep in contact bi-annually with all sold deals, a few past sellers have brought us leads from friends and family. Hope this helps even though it's an older post.

Hello, We just bought our first turn key. We have a few rentals so we already have a pretty good system in place. My question is, the tenants are on a Month to Month lease, should we have them sign ours on a Month to Month basis? Not really sure if were going to want the tenants to stay but not quiet ready to kick them out yet. Also how do you approach a rent increase, the are well below market rent. How do you not scare away the tenant right away.
