So I am driving for dollars every weekend looking for off market deals. I want to start a direct mail campaign but my question is this...When sending the initial letter do you simply introduce yourself? Or do you ask if they are interested in selling the property? OR do you put in the letter how much your willing to offer for the the property? I have sent out several letters asking if they would be interested in selling but haven't gotten a response...could be doing it wrong. Any help or advice is appreciated.

Ok BP Land...I need advice...I have come into a small amount of money. It can go one of 2 ways & I would love your input. 

Option A: Pay off all of my consumer debt with the exception of my home & 1 vehicle. Which would not leave me with any money to invest. However, within 6-8 months I would have the reserves necessary to begin investing with my income from my W2 job. 

or

Option B: Pay off a little bit of debt. Take some of the funds & find something I could invest in. 

Keep in mind I love my W2 job. It's a great place to work & one day I even hope to help my boss find investment property. She's even open to helping me finance something in the future. But I want to have all my ducks in a row. Thanks for any help you could give a girl.

Love this thread...all great info. We are literally going driving for dollars today in the Macon area. I already have several houses flagged. But I believe we may make the drive on down to Warner Robins. I actually graduated from Middle GA Technical College (when it was called that) so I do know the area somewhat. Has anyone on here ever used or worked with REIBlueprint? They are offering a 3 day course in Sept & I was wondering if it is worth the cost...
