Post: Acceptable practice when making cold calls

I posed this question in my last blog post...would love some feedback! THANK YOU!

My husband and I were out scouting for properties last week.  This is regarding one of the properties we came across:

One of the other properties appears to be a small part of a $1.5 million bulk auction buy. From what we can tell, the property has been boarded up since it was purchased in late 2013. My question: we have located the LLC named in the purchase. The LLC has two named manager-owners. One owner we can't find contact information for. The other is an optometrist in our area, and we were only able to locate a business contact number for him. Is it kosher to contact a place of business in this game? I know I'm still overly timid in my newness here. I'm willing to make the call, I just want a little reassurance that it's acceptable practice.

Thank you Eric!...I think maybe something is quirky with my computer right now...I'm doing what you're saying (and what I assumed to be the case), but I'm not getting the pop up. Hmmm.

I've been using Credit Karma for at least 9 months.  Interestingly, I watched my score rise steadily for about 6 months, then it stuck--and has been stuck--for well over 2 or three months. I did have a bankruptcy (thank you divorce) about 7 years ago, so maybe that is having some influence, but I've been meaning to do some reconnaissance to troubleshoot (thank you for the reminder). Other than that, I was happy with the service.  I checked in every week to two weeks and found the information useful.

We have noticed that a house in our neighborhood has been vacant for quite some time (boarded up).  From what we can tell in a general internet search, both of the previous owners are deceased.  We want to find out who currently owns the property but aren't sure how to go about it. It looks like 2014 taxes were paid in the name of the deceased (who were already deceased). Any thoughts on where to go next?  Looks like it could be a good wholesale property!

my husband and I we're just discussing how amazing it is that members of the BP community have not only responded to my introduction, but you have gone above and beyond in sharing advice and additional, in-person networking. Thank you so much. I have to admit that my life is an organizational nightmare right now, and I know that's the only thing really standing in my way of actively moving forward. All that to say that I truly covet your words of wisdom and the little nudges to stop making excuses. My blog is going to be about this process of moving from theory to practice and all the fun, scary and intimidating steps along the way;'I'm hoping that exploring my process of getting organized and managing "my life-o'-many-irons-in-the-fire" will be of help and encouragement to other ADD folks hungry to make real estate investing a reality. Thank you all!

I realized that I didn't put my location in my previous introductory post. So, here it is! Tacoma, WA!

I'm Stacey.  I'm a 2 day/week mental health therapist, a mother of two little ones, and a motivated newby in real estate investment arena. There's a lot of real estate investment activity in my immediate and extended family, but this is pretty new to me in terms of buy-and-hold, flipping, etc.  I have owned three owner-occupied homes (one purchased in 2002 in Ellensburg, WA; one purchased in 2006 in West Seattle, WA; and one purchased a few months ago in Tacoma, WA where I now reside with my family). My husband discovered BP many months ago: he cyberstalked the site, contributors and podcast masterminds for months and then finally joined the community.  All the while, as I was just finishing a graduate program in Psychology, he was encouraging me to get connected to the BP community, to listen to podcasts, etc.

So, here I am, many podcasts under my belt and excited to move forward. Current goals: attain buy and hold properties for long term cash flow/security. We are willing and ready to flip and/or wholesale to make our long term goals a reality. Sticking points: 1) neither of us are realtors/brokers, so we don't have immediate access to local MLS; 2) We're having a heck of a time nailing down a realtor who understands our goals to the point that they can/will help us by going the extra mile to connect us to properties that we'll have a realistic shot at; 3) potential investments are going really fast in our area, so we're not sure how to really get ourselves in the game.

All that being said, I feel ready to start networking, and I understand that connecting to partners/investors is going to be key for us.  We are hungry to connect with mentors, and we feel that the BP community is a great mentor in and of itself, but we (I) need to move beyond virtual connections to real, in-person connections.  I'd love to connect with people in our area who are finding success and who would be willing to partner with us and share wisdom as we get the ball rolling.

Okay, I'll shut up :-).  Looking forward to becoming a real, active member of the BP community!
