I am looking for a good real estate agent that specializes in REI or has the background/expertise in the Northshore Louisiana area (Covington, Mandeville, Madisonville, Ponchatoula, Hammond). It would be really great if this person was licensed in both Louisiana and Mississippi. Can I get any recommendations? Thanks.

But what if you end up finding a wholesale or off the market property. Will they be ok not using them on that particular deal?

Yes I agree. I would not want to use their services and not compensate them somehow in the deal. Thanks for all the good information.

@Christian Brown I would love to come to your meetup. Can you let me know when, where and what time? Can you tell me who the Airbnb members are so that I can reach out to them while there. Also, can you elaborate on the cities are looking to "crack down on short term rentals"? or can I find this info somewhere like any government agencies website/meeting minutes just to catch up on what is going on. Thanks so much!

@Matt Crusinberry that helps a lot! Thanks so much! If a realtor does all that for you, don’t you have to use them for your deals in order for them to get compensated for all their services? Do you Have any experience with rentals? If so where do you get your data firm in researching your properties?

I have been thinking about either wholesaling or buying rentals either long-term or short-term. I have read where it recommends that you get a realtor. It seems like you may not need a realtor if you're buying Wholesale but what about if you're buying a rental possibly off of MLS or from a wholesaler/FSBO. If you don't have a realtor how do you run comps to check numbers on a property. Is there a place where I can pull historical data from markets/ neighborhoods to see if buying property even makes sense for long term rentals and short term rentals (air bnb/vrbo )?

Thanks Daray! I appreciate the encouragement! My past career was with the same company for 28 years although I did different jobs during that time, I usually felt pretty safe and secure so I am sure that makes this elephant seem like a mountain! :) I will take you advise and take small bites at a time.

@Jose Flores Thanks for the good info. I am trying. I have been to workshops (only free first two hrs), watched webinars, podcasts, joined BP, reaches out to experienced people, read articles, and guides but I am getting bits and pieces of information on different topics and areas. What I am having a problem with is the details that dot the lines to put the whole process together. I think I will just focus on wholesaling first until get some funds to work with. I know you have to work and dig to find leads for buyers and sellers but I don't have any idea where to get this on my own. Also if you get sellers who want to sell, how do you know if it is a good deal? Do you get a contractor to go look at the property and tell you how much repairs it needs and if there is anything too major that you shouldn't go through with the deal. I don't know anything about being able to look at a house to estimate repairs. So you send out all this marketing to people telling them you buy houses no matter the condition but is that really the case? If it has termites or bad foundation do you purchase it? Where can I learn all this? I am game for busting my butt. I just don't know what to do to accomplish what I need to. Even some of the terminology/concepts I don't know or understand. Do I need to form a Corp or LLC before I get started? I have so many questions. I am going to a few networking events this week so I can reach out there too! Thanks to everyone for all the information. I am just spinning in the wind! Lol
