Fairly new to BP Forums and could not figure out how to post to specific LA based Forum,  so trying this.  My wife's grandfather has a home in Beverlywood and we are looking to turn redevelop the property into townhomes or quadplex.  Seeking a good local architect and contractor to talk to regarding zoning/entitlements etc.

@Brian Nel  do you have or know of a reputable realtor and/or broker that works with individual investors in the Independence Heights/GOOF areas?  Do you think land prices would support new development of infill pocket-neighborhood and/or townhome/small multi-family developments.

@Brian Nel  what are your thoughts on duplex or fourplex investment opportunities in the Independence Heights or GOOF areas?  My first home was in Garden Oaks back in 2003, bought as prices were going up and sold at a significant profit.  But knowing what I know now,  I should've held on to the property and made it a rental.  That same house has more than doubled  in value since I sold in 2010.  Market was hot (at least before COVID-19),  but do you still think there is value in those markets?   New developments have changed that area substantially in the last 10 years.

I agree Andrew.  Too expensive to build which would cut into profit.   That community was developed by one of the Waltons so I don't think money was an issue.  I have talked to the architect Greenspur and they are very interested in doing something less expensive, and likely single story.  I'm thinking something more like what Ross has designed for Inglenook Cottage Homes in Carmel, In.  I'm also thinking Magnolia would be ripe for a cottage home community?  Thinking for rent vs. for sale - thoughts?

Greetings fellow BP members.  I, like most others on BP am looking for future partnerships with fellow investors, realtors, lenders, contractors etc.  Recently laid off in the multifamily development sector and am looking to chart my next chapter through small niche development and RE investment.  I've been looking into the concept of developing pocket (cottage home) neighborhoods and/or duplex, quadplex or townhomes on suburban infill sites.  The concept has been successful in other parts of the country,  but there doesn't seem to be anything like it here.  Will be looking for partners and investors when the timing is right to develop after we begin to re-build the economy post COVID-19.  Also looking at potentially investing in small multifamily and currently working to fill my network and team.  Any other investors/developers here in Tomball, Spring, The Woodlands or Houston proper and surrounds that would be interested in connecting?

Hmm.  if PiN v4 is not worth it, Is there a software out there that is?  I too watched the webinar. . .looked slick but negative reviews have got me saying no.  What other resources do folks recommend?
