I am currently looking to grow my business in the real estate development arena, focusing on Duplex, Fourplex and Small Multifamily ideally in my backyard in NW Houston,  but open to pursuing opportunities in San Antonio & Austin as well.  What are your thoughts on pursuing this strategy, advise.  Looking to connect with like minded folks that would like to pursue similar strategy.

@Brandon L.  Found your post from 6 years ago.  Wondering if you ever pursued development of fourplexes in Austin and or San Antonio.  I'm looking to find suitable sites priced right to do fourplexes in 4s, 8s or 10s (16-40 units each).

To all BP Fort Worth realtors, brokers developers. . .I am looking for prime infill sites 1-2 acres in the outlying markets Fort Worth especially around TCU.  Targeting college/university students tenants for fourplex townhome developments in well connected college/university and gentrifying downtown areas.  Goal is to develop, lease and sell fourplexes to investors. Plan to utilize new urbanist and smart growth principles for planning and design. Would appreciate any and all advice on best areas to pursue land purchases.

I am a developer looking for sites 1-2 acres in the Austin to San Antonio corridor to build multiple building fourplex townhome clusters in/near South Austin, San Marcos, New Braunfels, San Antonio downtown or suburban town centers. I am targeting submarkets within these areas that are characterized by high-growth, land value appreciation and connectivity, potentially within gentrifying neighborhoods and/or opportunity zones.  Looking for sites that are well positioned around areas of growth within close proximity of universities (to capitalize on student population) medical centers, technology districts, financial districts, area entertainment and outdoor recreation, trail systems & transportation options. I am hoping to capitalize on changing demographics, urbanization movements and a growing focus on sustainability, energy efficiency, technology and wellness, which is becoming increasingly important to a rapidly growing segment of potential tenants especially in the post COVID world.  Any thoughts on areas that may fit these criteria where I might start my search?  What are your thoughts on a modern fourplex approach in these growing but more traditional "hill country" markets?  Welcome any input.

        @Peter Vander Ploeg I am very interested in your future blogs on the subject. I am starting my own small business focused mainly on development of small niche projects, including small multifamily and neighborhood office (duplex, fourplex). Additionally I will be re-investing development fee profits and cash flow to expand into the multifamily investment arena. My wife and I are in the middle of getting our current financial house in order and working with a CFP in our neighborhood, but I would like to get some additional expert input on the real estate aspects including creating a ROTH IRA that can be used for future investment. I would welcome input on strategies for building my fledgling development business into something sustainable. Will be looking for partnerships and to enter into consulting contracts for income initially.

        Thanks.  I understand the requirements.  Maybe I should have added more info or asked a different way.  Since I own my own company which includes real estate investment,  I can operate from anywhere.  I would plan to purchase a duplex, triplex or fourplex in Indiana and House Hack for the year prior to enrollment and establish "residency" in Indiana.  I could establish the home base of my business while still operating my development business in Texas "remotely" from my new "residence" in Indiana.  Not sure what the tax laws are for establishing dual residency or if that is an option that would meet the University resident requirements.   I may even decide to purchase additional properties or develop property while I am there.  I would own a property and home based office in Indiana, though primarily reside in Texas. . .probably need to consult a tax attorney.

        Here's a topic I have not seen.  I currently live in Texas and our son's first choice school is in Indiana.  I am originally from Indiana and still have most of my family there - so I do have connections that would help in purchasing property that my son could potentially house hack.  Anyone here been able to establish residency through real estate acquisition in another state?
