@Mike Morrison looking for an update to this thread. I am very interested in the viability of the pocket neighborhood in the NW Houston suburbs. Anything changed in the 4 years since this thread originated?

@Shay Reynolds looking for an update. I too am interested in bringing the pocket neighborhood to the suburbs of Houston. My strategy would be more in line with what Ross Chapin (founder of the pocket neighborhood) has been involved in. A great example is Inglenook Carmel or Inglenook Zionsville by Inglenook Cottage Homes in Indianapolis suburbs. Curious if you pursued your small home strategy in Austin.

I am looking to develop a piece of property owned by an aging family member. As the developer, can I include an acquisition fee and development fee as part of the construction costs to be included in the construction loan? Could the acquisition fee be paid upfront at loan closing? Would appreciate any advice on how to structure this deal.

@Andrew Galambos. Thanks. Site is zoned R2-1. I assume that means 2 dwelling units allowed only? If that is the case, what is the process of getting rezoned for additional units?

Hey West LA Developers/Investors. I am starting a new niche development venture (based in Houston) and have an opportunity to redevelop a family owned SFH parcel in Beverlywood as my first project. I'd like to put 3-4 townhomes on the site or a four-plex. Currently looking for a local design + build firm that could handle project. I used to live in West LA on Venice Blvd, so I am familiar with LA, but have lost track of pricing. Want to put together a quick and dirty proforma and could use some input on both soft & hard costs. I assume multiple units will be allowed as there is a four-plex located across the street. Is there an easy way to get zoning info on the parcel? Any advice y'all can provide would be much appreciated! Any Townhome developers willing to share their proforma templates for a for sale product?

Looking for advice. . . I lost my job as a luxury multifamily development manager in January just before the COVID-19 and have been looking to gain re-employment in the multifamily development sector. Unfortunately, the virus has really slowed down new hires and prospects are not good for at least the next 3-6 months. In parallel, I have been working to start my own development business (also not a good time to start a business or develop property) and potentially get into the real estate investing. I have cash reserves to weather the next 6-8 months, so I'm hoping I can gain employment to help pay the bills while I work a side hustle after the virus takes its course.
So I find myself working on my resume while building a team on the development side and begin the real estate investing education thru BP podcast and forums as well as several webinars that pop up in Facebook. That said, not sure what my next move should be. Thought about working with a financial planner to help consolidate all my IRAs and investment accounts, rollover some retirement funds into a ROTH IRA so I can utilize it in the future for investment and be prepared for life after COVID.
So I guess my question is. . .any advice for an unemployed professional with no income that is starting out in REI in midst of COVID-19
