@Account Closed you mention a great point and I want to call it out.  Do NOT let realtors/agents push you on the agenda or timeline they want.  You are the client, period. 

When ink hits paper you agree(not you, anyone) that you are buying as agreed upon. 

Don't stress over this one.  Next time you will save yourself 10s of thousands because of this small one!

@Nic S. first, good for you for sharing and for the aggressive growth!

I think the key word from your entire post was "business".  Contrary to the many pundits out there, businesses often have steep learning curves and initial costs.  2020 might be a "cash loser" but your scale and numbers should realign as you work through the growing pains. 

We read about analysis paralysis all the time and I really think it is because of all these rules out there, 1%/2%/50% etc.  You went out and did it.  That says a heck of a lot about you and the growth potential for your business.

I have mixed emotions as well here.  I was definitely among the lucky ones who got in while it was still in the 3 figures.  I run my portfolio fairly tightly and as such carve off spec capital for seed funding, PE, and in this case crypto. I rode the wave and ended up selling late in 2017.  Did great with it. 

I think the utility about it is wrong.  The usefulness is tough to apply in an economy with great banks and regulations.  In an economy where governments can't support their people, banks are scarce, etc, it has value.  Imagine your local currency was facing ultra inflation!  Many folks use it as a store of value and to transfer money(lots of bad folks too). 

All investments are speculation.  Bonds fall as well.

I am not in Cincinnati and don't have plans to be so I will keep this a bit broader focused.

I regularly have people reach out to invest with me, through me, "work with" me, and so.  Let's be clear, this is now. 

It was not always this way.  I have spent years proving what I can bring to the table.  In South Boston in the early 2000s I was literally walking door to door and knocking to see if an owner was home.  This is not some Biggerpockets fluffy story.  My feet hurt, my back hurt, but you know I learned a ton.  During this process I met a nice guy who told me to keep going because it worked for him.  Come to find out that guy(dressed in an old sweatsuit and driving a total wrecker of a F150) was a major developer in Boston.  He owned 3 commercial spots overlooking Boston Common, a massive condo build in Southie, and so on.  You get the point.  Don't tell me you "have the skills" and "the knowledge", we all do and anyone can read a book.  Prove it with grind and grizzle!

An investor with capital to spend is looking for a deal, not a partner.  This means that if you find a rocking deal, great numbers, great potential, etc, you will have an easier time finding a partner.

I'd also look for a local real estate club to meet other investors but my gut tells me many of them may also have the skill and knowledge and none of the money!
