I've had a property come on the market at 9 am and I was under contract at 3. It's not uncommon. If you feel this isn't the case contact the listing agents managing broker.
If your mortgage okays it you could do tenants in common and either party can pass title to their heirs or joint tenants and each party has the right of survivorship. It depends what your goals are.

Never let tax breaks guide your investing. When you move out the homestead exemption will be removed anyway. No matter which way you slice it tax breaks won't trump positive cash flowing rental income.

Why not just get a 1 or 2M umbrella insurance policy and forget about the LLC?

My father and I install and sand and refinish real hardwood flooring. Let us know, we do very good work.

I allow pets, small cats and dogs are an extra $50 a month, 2 dogs or a large dog is an extra $100. Rarely does anyone say that's too much. That pet fee doesn't cover additional damage, only additional wear and tear.

I just started studying for mine too. I have the accelerated class next week. I would get Real Estate license exams for dummies, it seems good so far. I also like prep agent on YouTube.
