I have a buyer that's going to just purchase the house itself. I have the house under contract. The buyer wants to know who why they owner of the house is not meeting to sign the paperwork? I don't know how to explain it to him as this is my first deal. The wants to meet me at the bank and sign the purchase and sale agreement infront of a notary. I'm just not sure how to explain how this works to me and I'm sure I'm going to have to explain it to the notary also.

I'm asking is because the owner is going to use the money from the money to pay off the house. I'm not sure if I have to wait for a title or not. 2. I'm meeting the buyer this week. When he asked if the owner would be there to sign in the presence of a notary i said No. He was very hesitant. I couldn't explain why the owner would be present. This is my first time. Thanks for the responses. I live in New Iberia, Louisiana. I called and asked for a list of pre-foreclosures, but was told there is not such list. I may try Lafayette Parish.

I'm from Louisiana, and I'm having problems finding pre-forclosure list. I have called title company and they do not provide notice of default list. I have access to the clerk of court records and looked under lis pendis and nothing there either. I was wondering if some of the people from Louisiana or other states that are having this problem let me know where to find these list.

No I have not thought about that. I wouldn't know where to start. I would like to start with wholesaling but I'm not sure how to exactly start or what would be the best avenue.

OK, thanks for your response. My next question and I'm sure there is no definate answer. For someone just starting out with Wholesaling is there a specific type that might be better to start with. I just read in the REO forum, and I'm totally confused. It seems a person would have to be more experienced to deal with REO's.

Hi, I'm from Lousiana and I'm new to foreclosures. My partner and I been research and thought we had a few deals, but the sellers went cold on us. We have been reading but not been able to get the full understanding of how to wholesale pre-foreclosures, foreclosures, and bankruptcy properties. Is there anyone that can break this down for newbies just starting out. The way we understand it is find out the properties that are in pre-foreclosure call the owners and make an offer? Same as with bankruptcy property. Is this correct?

I have not heard of that one. Have you invested in other programs? I see we are both from Louisiana, how far are you in the wholesale process?
