Yes that’s what I’m trying to do. I don’t mind if it’s not completely open I just was hoping I would have options. The plumbing and electrical was a worry of mine but it seems I will have to consult a gc to figure this out.

Taking a look into the attic would probably provide more feasibility information than pics of the house interior. If the roof system is factory built trusses, you likely could remove the interior walls as trusses are usually designed to only require support on the exterior walls. This house was built in the 1990's? (just a guess based on looks)

House was built in 87 so very close! It seems I will have to call a gc to come and look but at least I have options

That being said I'd have a GC pull back some drywall and take a look and start seeing if you can install a beam in that ledge to hold up the part of the wall over that ledge and go from there.  Thank you! I will be posting a list of all the repairs and costs once I am under contract. Fingers crossed. I will need to find a GC. Can they quote or recommend any kind of repairs? Like counters and other. 

Here is a picture from the other side. I am looking to move the washer into the garage with the dryer. I’ll post more pics.

The house is about 1200 sq ft with a big wall/closet in the middle (see picture attached). The floors are nice so I don’t see the need to do anything there but I will need to tear down the wall or possibly create a window with counter or opening depending on what is involved with the process. 

I have done a cost analysis for repairs but I am not sure how much this part would cost or if/how I can do it. Please help and any recommendations in the Phoenix east mesa area would be appreciated. 

Here’s a deal I’m looking at and I was wondering if I’m looking at this the right way. The house won’t need any renovations and I’m not exactly sure how to check what I can get for rent. I just used rentometer and compared other places near the area.

265k- purchase price

13,250- down

5000- closing

18k out of pocket

Monthly payment- 1500 (including escrow)

Monthly rent- 1800

Cash on cash would be around 20%

So just to give you guys some background on my situation. I am 25 and work full time making 60-70k net per year. Thing is my job is mostly commission so I really only make 14.50/hr. Now I have been there for a year and have met my goal of min 5k/month just commission every month so far but I still hate including that money to my budget. My fiancé is also full time making 19/hr however she will be starting her own businesses soon and is hoping to bring in more. I am confident in her ability and can confidently say she will be making around 30-40k per year net. That all said we have been approved for an FHA loan of up to 320k. 3.5% down is about 11k and the area I live in isn't real expensive. I only have about $30k saved and that Willa be including my money down. Our total monthly mortgage will be $1800-2000. Currently we are almost debt free. I have 3% car loan with about 3500 left and the payment isn't only 180/month. Our current rent for a 1Br Apt 1350/Month. Our total monthly bills equal $3000/month right now now. With the house we can expect it to be closer to $3700/month. I live in Gilbert Az and I'm looking looking to stay in this city but all the money all houses are over 300k. I want to start investing in real estate and other potential opportunities so I can am become financially free but if I lock my self down to thuan mortgages will it set m back? Also is Gilbert even a good place to start investing? I need help
