Single family / long term hold rental

Here’s a deal I’m looking at and I was wondering if I’m looking at this the right way. The house won’t need any renovations and I’m not exactly sure how to check what I can get for rent. I just used rentometer and compared other places near the area.

265k- purchase price

13,250- down

5000- closing

18k out of pocket

Monthly payment- 1500 (including escrow)

Monthly rent- 1800

Cash on cash would be around 20%
