Goodness....I'm flattered to received such kudos from such seasoned investors. It's great for a gal's ego!

Attached are photos of current rehab (keeping fingers crossed it works.)

Jason,

You are correct that the show occassionally profiles some very talented flippers! I like those episodes too, since it illustrates that if a rehab is approached with planning and done SMART, it can really work!

Also - gotta love the host (Kristen?) and her snarky comments : )

Hi Sooz,
I really enjoyed reading your background. I would guess that your strong background in the industry will provide you with a solid and knowledgable foundation for this next step in your life.

You sound like you a no-nonsense, feet-solidly-on-the ground as opposed to the occassional "la-la, pie in the sky type, I want to get rich in RE but have no solid vision and poor credit to boot" newbie. You go girl!!

Like you, I shy away from guru and trendy books, but broke down and ordered "Rich Dad, Poor Dad" yesterday : )

********** - thanks for the welcome. I've read several of your posts and always feel a kindred spirit with you, since we're both from the parts of the country where property is outrageously expensive. I laughed when I read your response to the person who was buying a million$ property with 43 (?) units. You said a million$ might buy a 2 person unit where you live - if you were lucky.

I completely relate! Where I live, for $1 million, I might be able to find a 1950's 4 bedroom ranch on 1/2 acre....and I can promise that it would not be fancy nor renovated.

I am so sorry to hear about your loss. Losing a pet is so difficult - be gentle on yourself and your family and give yourself the opportunity to truly grieve.

Does anyone ever watch this show (one of the many flipping shows TV - "Flip This House, Flip That House", etc. etc.)

I LOVE this show. It amazing how many idiots try to flip a house without having any plans nor clue nor detailed budget.

My favorite was a few weeks ago - two guys doing a flip and one of the two was so cheap. One of the bedrooms needed new carpet but he "didn't want to waste his money buying brand new carpet for someone else" so he literally ripped used, old dirty carpeting out of his OWN house and brought over to the flip and installed (of course it was a disaster).

My favorite thing about this show is that it provides solid evidence that Darwin's Theory is hard at work in weeding out the sub-par flippers.

I feel your pain - that sounds absolutely infuriating!! I agree with the other posters - ask for complete new system (or 100% refund.) Luckily, you also have the option to dispute with you credit card company, which is why I always pay with credit card whenever possible. Mastercard/Visa/Amer Exp almost always sides with the consumer over the vender. Plus, in addition to the refund, the credit card company charges the vender a % fee for the chargeback - another motivator for venders to settle with you.

BiggerPro - I tried tried to post photos but wasn't able to. (Got the pop up that said "You ARE L" can't be added until 10 posts.

I may not have done it correctly: I imbedded the "You Are L" of each photo between two "img's"

Sorry for the You Are L - I keep getting rejected with the letters....
