Before I ask a question, I try a keyword search. However, I may not be using the right keywords. So if this has been answered before, feel free to post a link.

Two part question.

1. I have a plan, to save the 20% down + reserves, for my price target by June 2014. Yet I feel like I should be doing something materially proactive, aside from reading and researching. Should I just cool it and work my plan or should I try to push my way into the game? Aside from the funding aspect am I fooling myself with a delay or being prudent to ensure I am properly capitalized?

2. If I should push. A seller finance situation with sweat equity would be ideal. I'll do anything except 220 lines. Are there any examples of ads on BP that I could build upon, to make sure I am talking the same language and model a deal that is to the benfit of both parties? Since my targets are MFRs, my potential sellers will be other investors.

Hi,

My library is growing... but a lot of the material was published prior to or during the bubble. So I find myself skimming or dismissing possible applicable ideas or processes. Like the idea of getting a 10% down, etc. This may be due to inexperience, but it is a different market now (post 2008/9).

I would really like to get reading recommendations from BP members on effective or favorite books that really helped you in your education, post 2009.

My strategy is MFR - buy/hold long term (but open to SFR due to market availability). Cash flow and formulating an effective long range plan for growth.

My CC is ready, Amazon is up and I am ready to order. : )

I would consider a larger investment class if you think you will have that amount of money to deploy.

Hi David,

I meant 245 properties at 20% down only on each, about 13k-16k. Which can be done through pyramiding. But this is all for not at this point.

And obviously, I have much to learn.

I do appreciate it. Disappointed... But that's the way it is I suppose.

Will need to revisit the 10 year plan with a workable solution. I am open to suggestions at this point.
