 Sir thank you so much for that. I will engage with my RE attorney and CPA to get their thoughts. Yeah i am thinking this might be the best way too. My brother is not into real estate at all and is happy with just getting paid monthly.

 8% cap rate...cash flowing +$800 a month for me.

we both actually qualify for the VA loan. But i do not want to be on the loan. just want to be on the title. do you think the lender would allow me to be on title with just my brother on the loan?

BP Fam,

Would really love to hear people's opinions, good or bad on the following. Thinking on purchasing a 2-4 unit property with my brother. He would occupy the property and we would rent the other 1-3 units. My brother would qualify for the VA loan. What are your thoughts on taking title? We would like for the both of us to be on the title. We would split the profits up. I would pay for closing, any minor rehab, mortgage till we fill the property up with tenants. He would live in one unit for 6-12 months. We would ensure the lender is aware and its legal. Thoughts BP fam? In advance, i would like to thank you for taking the time to read my discussion and your comments. This would take place in Los Angeles market and cap rates >8%. We are not looking to profit from equity just looking for the cash flow.

Currently seeking a lender that will take the first position (note for $200K ) and allow previous owner to carry the remaining amount for me as the second position.(previous owner 2nd note for $120K ) This apartment complex is a cash cow. Any referrals would be greatly appreciated. Seller is motivated! Target property price $330K

BP Fam,

Would like to hear the communities thought in my current situation. Currently house hacking and we have a in-law suite. Renting it out and occupied. The tenants decided to register their LLC under my home address and did not notify me. I received a letter in the mail that said xxx enterprise LLC and my home address, so i opened it. The letter was an address verification from the state of California. How do i approach my tenant with my concern? Thank you team in advance for your time and feedback.

BP Fam,

Just jumped into my first direct mail campaign in Los Angeles. Mail was sent out and phone calls started ringing in this week. Currently scheduling appointments for next week, with a handful amount of seller prospects. Any contract templates out there? Advice? Title company referrals in L.A? Managing this from my military post in England and working with my dad who lives in Los Angeles. Plan is for him to inspect the properties and provide me with details/pictures to analyze them and market them.

I have buy & hold property... But this is my first time trying to work the wholesale strategy. Happy labor day weekend! Thank you in advance for your time and feedback.

Love this post.....I had the same question. Going to just put up two mailboxes. Only exception to my situation is that its zoned R-1 but its a duplex. So i am getting with the zoning dept to request a change to zone R-2. Love BP!
