New to Wholesale in Los Angeles County

BP Fam,

Just jumped into my first direct mail campaign in Los Angeles. Mail was sent out and phone calls started ringing in this week. Currently scheduling appointments for next week, with a handful amount of seller prospects. Any contract templates out there? Advice? Title company referrals in L.A? Managing this from my military post in England and working with my dad who lives in Los Angeles. Plan is for him to inspect the properties and provide me with details/pictures to analyze them and market them.

I have buy & hold property... But this is my first time trying to work the wholesale strategy. Happy labor day weekend! Thank you in advance for your time and feedback.

It's awesome to hear you jumped right into direct mail. Did you go with a company or send out the letters yourself? Also, I'm based in LA and would love to hear how everything goes.
