Hilltop is basically in downtown Tacoma. Google St. Joesephs Hospital - that area and north is considered Hilltop. You can find great deals on properties for low income residents which is a great niche. I will definately let you know, it is short sale so it should close in the next 3 months.

Hello Kate and Sam! Tacoma is a great place to get started. I currently have my first deal under contract in Parkland near PLU and JBLM. There are some solid neighborhoods around with alot of them formerly having bad stigmas but are revitalizing. Don't be afraid of Hilltop!

% return is a number in terms of today while cashflow is number in terms of the future.

$ per door is a good metric when looking longterm on the cashflow side of the deal. If I am financing a property, having somone else payoff that loan, cover all the expenses AND still get $200/month in my pocket - I am pretty happy. You have to look at it long term, eventually that loan will be paid off and the amount you recieve extra per door will be a good indicator how much you recieve when the asset is paid for.

@Stacey Olson also, want to focus on different tenants, we started looking in central/hilltop but there seems to be a lot of turnover and no appreciation.  The short sale will be long but I'll get my 3000 fee back as the house has 40-50k in equity already.  Even though my cash on cash return is small, my total return will be large.

@Stacey Olson it is in parkland/spanaway right next to Pacific Lutheran University and JBLM so should have no problem renting it out.  Also, home was built in 2009 so no major maintenance concerns as everything is newer.

Thanks for the info. Definately a long term buy and hold, I honestly feel with the condition of this house, $100/month would be sufficient long term for capex. Also, I am overestimating my PITI by maybe 30-40 depending on the tax assesment and insurance I choose.
