Congrats on taking step #1! 

Looking over someone's shoulder will be helpful. However, if this person is not in the city, understand they only have part of the picture. We always encourage investors to come to Birmingham and drive the streets of the area your agent is suggesting.

From what I've seen, most investor-friendly agents will be suggesting C/D class because the yields appear most attractive to out-of-state investors. And this is why you should drive the neighborhoods. They can change from street to street, and you wouldn't want to own anything on a street that a great resident doesn't want to live on.

My advice would be to take it slow, look at a lot of deals, and always examine 2nd and 3rd order consequences. By nature, most people focus primarily on the positive.

Hey @Sachin Patil, I live in Birmingham and have been an investor here since 2003 when I bought a HomeVestor franchise (those were the days!). 

There are a lot of great areas in Birmingham. And then some that you need to avoid. 

I believe that if you have a dialed-in buy box and targets for what you're attempting to accomplish over time, then different areas will make more sense than others. You should also consider your risk tolerance as it relates to your desired ROI.

I know @Clay Collins helps a lot of investors in our city and has access to deals across the city.

Hey @Angel Mora I'm sorry you had such a bad experience with us. It sounds like we didn't do a good job of setting expectations with you on the front end. I hope your new PM does a great job for you and that you end up with a great Jackson, MS investment.

Hey Alex,

East Lake is hit or miss, depending on the street. I know that some SFR in the area have sold for 200k+ and 10 years ago, that would have been insane. However, most of the areas that have not experienced gentrification in East Lake will still take a while...especially with a slowdown of the market and investors turning some of these properties around. It's best to go into your MF deal with the thought it could be another ten years before the area of East Lake you're in turns around. Best of luck!

I just had a conversation with an investor agent in Jackson, MS who is getting deals within the 1% rule from local wholesalers. These wholesalers used to sell to institutions but now that they're not buying as much, they're searching for retail investors. 

His name is Jim Strickland and he's a broker with Evernest.
