Okay, so next week I'm expecting to lock up my first deal. It's probate, the one who called me said he inherited it from his father. However, he said he'll have to gather his other siblings as well. If all four own it, how will I go about getting it under contract? Four contracts? I'm in Arizona by the way. Thank you in advance for your help, I really appreciate it.

@Tom Keith are you still purchasing vacant land? I know of a plot in Hudspeth county that is 34 acres and really needs a buyer; this would actually be my first deal if it were to come to fruition. If you'd like to work with me on this, that would truly be amazing.

As for the contracts, the smartest option would be to spend a few hundred dollars consulting a licensed attorney and having one written. For the offer, you should be making the offer to the seller, and once negotiations are finished, have them sign the contract, then run it over to the title company to ensure that there are no complications with the property. There are contracts for assignments,and those that you would use for a double close.

For the past few days I have been spending 4+ hours on BP, researching my choice of REI (wholesaling) so that I don't make any (or as few as possible) mistakes, and can go into my first deal as prepared as can be. I'm looking to make this into a career if possible, because I want to make sure I can take care of my family and have my own freedom.

Ive got a friend who has been very successful in his start with wholesaling, using Sean Terry's flip2freedom (I have read the eBook and am learning all i can about it). He told me that when he talks to a seller, one of his questions is "Is the property 2015 standard?" Now, does anybody think they could help me define this? So far I have gotten granite counter tops and stainless steel finishing (like appliances), but do any of the pros out there have any tips to help me define the term further?
